How does the verification process work step by step?

You receive an invitation to verify

The landlord, property manager, or agent sends you a link with the verification invitation.

Make sure the email comes from info@simpl.rent.

The message will include instructions and a link to start the process.

You prepare everything needed for verification

Your time matters to us, so before you start the verification, we’ll guide you on which documents to prepare.

You go through the verification

To start, confirm your identity using one of three options: bank login, ID document, or a 1 PLN transfer.

We will analyze your payment and credit history to check that there are no signs of payment issues.

During income verification, we’ll check whether your average net income is at least twice the monthly rent.

Your Tenant Certificate is ready!

After completing all steps, the verification result will be added and shown in your Tenant Certificate summary.

The landlord will see only the final result, they will not have access to your personal financial data (see sample certificate).

How do we protect your data?

Your data protection and privacy are our top priorities at every step. We process your data only to generate the Tenant Certificate. The landlord sees only the final result of the verification – for example, income is displayed as "higher than 2x rent with fees."

The simpl.rent solution allows for remote tenant verification, which involves:
  • Confirming the tenant's identity.
  • Checking the tenant’s income level to see if it sufficiently covers the rent. We verify whether the tenant earns at least twice the rent amount — e.g., if the rent is 2,000 PLN, we check if the tenant earns at least 4,000 PLN, in accordance with the Income Verification Policy.
  • Verifying the tenant’s payment and credit history to assess the risk of late payments based on analyzed data.
To obtain a positive Tenant Certificate, you must successfully complete all 3 stages of the verification process:
  • Identity verification
  • Credit history verification
  • Income verification, confirming your average net income from the last 3 months is at least twice the rent.

Renting a property is a transaction worth tens or even hundreds of thousands of Polish zlotys per year. It is essential to verify a potential tenant’s income to ensure they have sufficient financial resources to safely rent an apartment without compromising their financial liquidity.
Creating a tenant profile increases your credibility to the property owner. simpl.rent guarantees that the landlord or letting agent sees only the Tenant Certificate and not your sensitive data.
The average net income of the tenant or tenant group must be at least twice the rent payment. For example, if the monthly rent is 3,000 zł, your net income after deducting taxes and social security and health insurance contributions (equivalent to Polish ZUS) must be at least 6,000 zł. Additionally:
  • To pass the income verification process, the tenant must demonstrate a legal right to earn income and prove that they are actually receiving this income. Income verification is primarily conducted by submitting documents in accordance with the requirements outlined in point 4 of the Income Verification Policy.
  • The employment contract or other employment document used for verification must be valid for at least 3 months from the date of verification.
