The biggest challenges for landlords? Non-paying tenants and property damage, but there are ways to protect yourself. With landlords in mind, we partnered with PZU to create rent payment insurance, which protects your rental income. If the tenant stops paying or the property is damaged, causing a rental gap, you can receive compensation for up to 3 months of rent specified in the lease agreement (max limit is 24,000 PLN).

What is rent payment insurance?

Rent payment insurance protects against non-paying tenants who are at least 30 days overdue, provided the situation occurs during the insurance period. Rent refers to the amount specified in the lease agreement. Insurer PZU will compensate for the period of non-payment up to 3 months' rent (no more than 24,000 PLN). The income loss period cannot exceed 3 months and must be at least 1 month.

What is the Tenant Certificate and how does it affect the insurance premium?

The Tenant Certificate is a safe process that verifies tenant credibility with their consent – quickly, securely, and remotely, without additional paperwork. The potential tenant receives a unique link as an invitation to verification, and they then choose how to confirm identity and income. The verification of payment and credit history is automatic based on data from credit bureaus.

The result is a Tenant Certificate, which informs the landlord about any risk areas related to renting to that individual.

A verified tenant means reduced rental risk, peace of mind, and thus, greater security. If the property you’re insuring has a tenant with a positive Tenant Certificate, you’ll pay less for insurance, as the risk of a future insurance event is lower.

Who can benefit from rent payment insurance?

Rent payment insurance is designed for landlords – both private property owners and rental management companies, as well as PRS.

Additionally, for real estate agents who wish to offer their clients professional protection, we provide a dedicated option to invite landlords to rent payment insurance through simpl.rent.

How to file a claim?

You can report a claim to PZU if the tenant is over 30 days late in paying rent and does not respond to reminders.

Claims can be made through your simpl.rent account.
  1. Under the policy with the claim, expand the three dots and select 'Report a claim.'
  2. Complete the form, then download it as a PDF.
  3. Send the form with required documents to kontakt@pzu.pl.
  4. Title the email '[policy number] - safe rental with simpl.rent - email contact.'
  5. If you prefer not to limit contact to email, remove 'email contact.'
  6. You will receive a case number, and a designated PZU representative will reach out if additional documents are required.

Remember to attach all required documents with your claim. Missing documents may result in the claim not being accepted by PZU.
