Scope of building insurance coverage

Building & contents insurance protects your property under an "All Risk" policy – from fire, flood, and water damage to vandalism and many other random events. The subject of the insurance is the property itself and/or its furnishings, and you can extend your coverage with additional components: Landlord liability, Legal expenses, Home Assistance, and Breakable items insurance. Protection is offered by simpl.rent together with PZU – without complicated terms or unnecessary formalities. You do not need to be a landlord – this insurance can be used by anyone who owns an apartment or house in Poland intended for residential purposes and holds a legal title to the property.

What does building & contents insurance cover?

With this insurance, you protect your apartment or house against all risks, including fire, flood, water damage, vandalism, and many other random events. The sum insured is the value of the house or apartment specified by you – which is the maximum amount you can receive in the event of a claim.

Coverage includes the property itself and the elements it consists of:

  • Structures: Foundations, walls, floors, and ceilings.
  • External elements: Gutters, windowsills, fencing, balcony enclosures, terraces, and solar/photovoltaic panels.
  • Fixtures and fittings: Built-in furniture and integrated appliances, utility systems, plumbing fixtures, and intercoms.

The insurance operates under an "All Risk" model and protects against, among other things:

  • 18 named risks and all other random events, including fire, flood, wind, water damage, explosion, hurricane, smoke and soot, or vehicle impact.
  • Power surges, when a voltage spike in the electrical grid damages equipment like a TV or the electrical installation.
  • Vandalism, when someone paints graffiti on the facade or breaks a window pane.
  • Damage caused during rescue operations, such as when firefighters cause water damage to hardwood floors or force open doors while putting out a fire.
  • Other unforeseen events, because not everything can be predicted – for example, if a vehicle crashes into the facade or a neighbor damages your wall during their renovation.

Coverage components

The subject of the insurance is the property itself and/or its contents (personal property), and you can extend your coverage with the additional components described below.

Landlord liability insurance

Landlord liability insurance is a personal liability insurance policy that protects you and your family members from accidental damage caused to third parties. If you or your loved ones cause damage to someone else, the insurer will pay them compensation. Coverage also includes damage caused by a child under the age of 13 under your care – in such cases, PZU can pay out compensation up to 10,000 PLN.

What do you protect?

If you or the family members living with you accidentally cause damage to another person, the insurer will compensate them (for example, if you flood the downstairs neighbor). This also means that if tenant-owned property is damaged through your fault, the insurer will pay the tenant compensation from your liability policy.

Example covered claims

  • A flowerpot falls from your balcony onto a parked car.
  • An improperly installed chandelier falls and damages the tenant's sound equipment.
  • You hit a pedestrian while riding a bicycle or e-scooter.
  • Your dog runs into the street and causes an accident.

Home Assistance

Home Assistance is an insurance policy under which PZU organizes and pays for professional help when something breaks down in the apartment – for example, if a pipe bursts, a door lock breaks, or the premises are damaged. As part of the rent payment insurance, the Plus variant is available, which offers the broadest scope of this assistance. The sum insured depends on the service.

Under the Plus variant, PZU will help you with:

  • Replacing locks if you lose your apartment keys.
  • Providing specialist support along with a diagnosis of the cause when the electrical system fails.
  • Organizing a stay for you and your family in a hotel, including transport to and from the hotel, if the apartment becomes uninhabitable after a fire.
  • Covering the costs of parts and materials necessary for repairs.
  • Organizing and paying for a stay in alternative accommodation, as well as transport to and from it.
  • Organizing and paying for the protection of property surviving a fire, burglary, or hurricane.
  • Providing advice from a security specialist if someone breaks into the apartment.
  • Paying for remote computer diagnosis and repair (e.g., in case of a virus infection).
  • Organizing and paying for the repair of home electronics and household appliances (RTV/AGD) in the apartment or at a service center (for equipment up to 5 years old from the date of manufacture).
  • Conducting disinfestation, deratization, or removing nests if pests appear in the apartment (e.g., mice, cockroaches) or wasps nest there.

Breakable items insurance

Breakable items insurance (sum insured 2,000 PLN) provides compensation if an item is accidentally broken, e.g., an oven glass door. Covered items include those made of glass, ceramics, natural stone, or composite stone, such as window and door glass, glass furniture components, shower enclosures, wall-mounted mirrors, cooktops, oven/fireplace/microwave glass, as well as washbasins, bathtubs, and shower trays. Glass or plastic balcony and terrace enclosures are also covered.

What do you protect?

Items made of glass, ceramics, natural stone, or composite stone, e.g., window and door glass, glass furniture components, shower enclosures, wall-mounted mirrors, cooktops, oven, fireplace, or microwave glass, as well as washbasins, bathtubs, and shower trays. Also glass or plastic balcony and terrace enclosures.

Example covered claims

  • A pot lid falls onto an induction cooktop and breaks it.
  • A perfume bottle falls onto a washbasin, causing it to crack.
  • High temperature causes the fireplace glass to crack.
  • A child playing with a ball breaks a glass panel in a wall unit.

Movable property insurance

With movable property insurance, you protect items belonging to you and your loved ones (e.g., consumer electronics, home appliances, furniture, and jewelry) under an "All Risk" coverage policy – meaning protection against all random events that are not explicitly excluded in the General Terms and Conditions (T&Cs/OWU), such as fire, flooding, hurricanes, theft, and many others. The sum insured is the value of the items determined by you.

What do you protect?

Electronic equipment, consumer electronics, home appliances, furniture and decorative items, clothing, jewelry, and personal belongings.

Example covered claims

  • A burglar enters the apartment and takes a computer, jewelry, or another valuable item.
  • Someone snatches your phone on the street or steals your bag with your wallet (robbery away from home).
  • Your audio equipment or computer is damaged during a storm or power surge.

Property insurance

Under the same policy, you can also insure the property itself (apartment or house) under an "All Risk" coverage policy – protecting against fire, flood, water damage, vandalism, and many other random events. The sum insured is the value of the house or apartment specified by you. Simply provide this value during purchase; this add-on is optional.

What do you protect?

  • Everything that is permanently fixed (figuratively speaking: whatever wouldn't fall out if you turned the house upside down):
  • Structures: Foundations, walls, floors, and ceilings.
  • External elements: Gutters, windowsills, fencing, balcony enclosures, terraces, and solar/photovoltaic panels.
  • Fixtures and fittings: Built-in furniture and integrated appliances, utility systems, plumbing fixtures, and intercoms.

  • A power surge damages a television or electrical wiring.
  • Someone paints graffiti on the facade or breaks a window pane.
