How to purchase a policy?

Rent insurance policies are purchased online via a simpl.rent account in just a few minutes. A requirement for purchase is a valid Tenant Certificate (issued no more than 45 days ago) – it confirms the tenant's credibility and enables coverage with PZU.

The purchase process depends on whether the tenant already has a Tenant Certificate. If they do not have one, the process begins by verifying the tenant; if the tenant already holds a valid certificate, you can proceed directly to purchasing the policy.

Without a Tenant Certificate

First comes verification – in short, it confirms the tenant's identity, payment and credit history, and earnings, resulting in a Tenant Certificate.

  1. Purchase a verification package.
  2. Request verification – provide the unit number, full address of the property, and rent amount (total monthly rent including utility charges).
  3. Provide the tenant's email address and send an invitation to complete verification.
  4. The tenant completes verification; you will be notified once it is completed and the Tenant Certificate is issued.

Important: The rent amount provided during the request will be used to calculate the policy's sum insured. It cannot be changed at the purchase stage, so make sure to enter the full, actual amount (rent + utilities).

After the Certificate is issued, the purchase proceeds as described in the "With a Tenant Certificate" section.

With a Tenant Certificate

  1. In the Rent Insurance tab, select "Buy Insurance".
  2. Select the appropriate Tenant Certificate from the list – the data from the Certificate (property address and rent amount) will populate automatically.
  3. Fill in the details of the policyholder and the insured party.
  4. Select optional coverage add-ons (optional).
  5. Review the summary, choose a payment method, and finalize the purchase.

Upon payment completion, a set of documents will be sent to your email address: General Terms and Conditions (T&Cs/OWU), Policy summary, and the insurance policy.

Terms and Conditions of Purchase

To insure a lease, it must meet several conditions:

  • The tenant holds a valid Tenant Certificate from simpl.rent verification, obtained no earlier than 45 days prior to policy purchase.
  • The lease is for residential purposes (the insurance does not cover commercial or service premises).
  • The lease agreement is concluded in writing or in documentary form, i.e., in writing, via email, or electronically (verbal agreements are not accepted).
  • The tenant has no outstanding payments as of the policy purchase date.
  • Rent is paid via bank transfer (not in cash).
  • The agreement does not end within the next 2 months.

Tenant Certificate and premium rates

The Tenant Certificate serves a dual purpose: it is a requirement to activate PZU coverage and a risk assessment tool. A verified tenant represents a lower rental risk for the insurer, which is why a full, positive verification – confirmed identity, earnings, and payment/credit history – lowers the premium rate.

Only a fully positive verification result qualifies for the discounted price; with a partially negative Certificate, you can still purchase a policy, but without the discount. A discounted policy can be purchased within 45 days of the Tenant Certificate issue date.
