Income verification
At this stage, we check whether the tenant's income allows them to cover the total rental cost without excessively straining their financial liquidity.
Based on the documentation, both the amount of net income earned and the stability of its source are evaluated. Verification is based on comparing average net income with the total rental charges. A positive verification result can be achieved if the average net income exceeds double the sum of total rental charges.
The landlord does not receive detailed information about the tenant's exact earnings. The Tenant Certificate displays only the process result and the income range bracket.
How does the income verification stage work?
It is necessary to confirm two elements: the title to earn income and the actual receipt of funds. This means that submitted documentation must allow for the assessment of both the source of income and its actual receipt.
Both of these elements are required to conduct a complete evaluation. A document confirming employment, contract execution, or another title to income is not sufficient unless accompanied by proof of income transactions. Conversely, bank transaction confirmations alone do not constitute a sufficient basis to complete the process if they do not allow for determining the stability and actual source of the funds obtained.
Submitted documents are checked by the simpl.rent team. In the event of missing items or errors, it will be necessary to supplement them, about which the tenant will be notified via SMS and email.
What documents are required?
The type of required documents depends on the source of income. Different documents will be appropriate for an employment contract, others for business activity, and others for income earned abroad or from multiple sources simultaneously. Regardless of the type of income, the principle remains the same: it is necessary to present a document confirming the title to the income and a document confirming its receipt.

How are documents verified?
Documents submitted for income verification are analyzed by the simpl.rent team for accuracy, completeness, and compliance with the Income Verification Policy. The evaluation also assesses whether a given document actually confirms the source of income or its receipt in the manner required in the process.
A document may not be taken into account in the verification if it is illegible, incomplete, prepared in an incorrect format, or does not allow key data to be read. Documents showing signs of editing or those that are not original confirmations generated directly within online banking are also not accepted.
As part of the document analysis, tools supporting the evaluation of their integrity and authenticity are also used. The outcome of this analysis is auxiliary in nature and does not constitute an independent basis for a decision – it serves to support the team in evaluating the submitted documentation.
