Does the tenant know they are being verified?

Yes, they do! Verification is conducted only with the tenant's consent. To proceed, the tenant must receive an invitation and provide necessary consents during the process.

What is checked during income verification?

Income verification compares net income to the total rental costs required for the property. Landlords, real estate agencies, and property managers want assurance that the potential tenant has sufficient income to be a reliable tenant. We do not share income data – landlords receive only the information included in the Tenant Certificate.

How does the verification process work for foreigners?

Even without a PESEL number, foreign tenants can successfully complete verification with simpl.rent. For non-Polish tenants, we verify income based on appropriate documents or data from bank account login. We support banks from Poland, the Czech Republic, Estonia, Lithuania, Latvia, Romania, Spain, Portugal, and the Philippines; the full list of banks for bank account login is available here. It is not necessary for the tenant’s income to be solely from Poland – simpl.rent also accepts foreign income documents.

If the tenant does not receive regular payments from an employer or the bank is not listed, necessary documents must be submitted to complete the income verification process.
