What is a Tenant Certificate?

The Tenant Certificate is created by simpl.rent at the end of the tenant verification process. It is done with your consent, quickly, safely and online. You receive a personal link to begin the verification, and then choose how to confirm your identity and income. Verification of your payment and credit history is done automatically using data from financial and credit information bureaus. It can take up to a few minutes to go through all the stages of the credibility check, depending on the verification path. We work with specialized institutions and prioritise data protection to ensure the process is safe.

Why is it worth going through verification?

Renting a property is more than just a transaction. For the landlord, it means entrusting someone with an asset worth at least hundreds of thousands of PLN. For you, it is a significant financial commitment. Verification allows both parties to enter the relationship with trust and peace of mind. The Tenant Certificate helps confirm your credibility and increases your chance of renting your chosen property, while protecting your privacy and avoiding awkward questions about your income.

What does the verification process look like?

To start the process, you need to receive an invitation link from the landlord or letting agent. You are verified online in three steps: 1. Identity verification 2. Income verification to demonstrate you can afford the rent. You must earn a minimum of twice the rent, for example if the rent is PLN 2,000 you must be earning at least PLN 4,000. 3. Credit history verification. After completing all stages, the verification result is automatically sent to the landlord or letting agency. This is the ideal moment to contact the other party to finalise the details of the contract.

How do I get a positive Tenant Certificate?

To obtain a positive Tenant Certificate, you must successfully complete each of the 3 stages of the verification process: 1. Identity verification. 2. Income verification to demonstrate you can afford the rent. We will check that your average net income is a minimum of twice the total rent. 3. Credit history verification - this should not indicate difficulties in repaying liabilities. Income verification is key, so we encourage you to read the detailed information in the Income Verification Policy .

How is tenant data protected?

We pay particular attention to data protection – our procedures include regular security testing, and all data is encrypted during transmission using SSL with a 2048-bit key. Personal data is processed only for the purposes of the indicated process and is not shared. To find out more, please read the Tenant Data Protection Notice and the Privacy Policy .

What if I receive a negative result?

Not receiving a positive Tenant Certificate does not exclude the possibility of renting a property. We recommend contacting the landlord, who has the final say. After considering your circumstances, they may offer the tenancy with specific terms, for example requiring a higher deposit, advance payment of rent, a guarantor, or coverage of the cost of additional insurance.

Verification protects your privacy. The landlord only receives the final verification result with an income range, e.g. your income is greater than twice the total rent. They do not have access to:

Your exact income.
Your documents (ID card, certificates, payslips).
