How it works
1.
Invite your potential tenant to start a screening
It takes two minutes to get set up on simpl.rent. As soon as you’ve created your account you can start sending screening links potential tenants.
2.
Your potential tenant will complete the screening
After opening the screening link your potential tenant will have everything at their fingertips to complete their screening – with no involvement from you. They’ll seamlessly move through an identity, credit and affordability check all through their smartphone, from the comfort of their home.
3.
You get your tenant certificate
Once the prospective tenant has completed the screening, you will receive your tenant certificate. The certificate details the results of all the individual checks, plus a final recommendation on whether or not to let your property to the tenant.

Identity check
Verification possible by three methods:

Your prospective tenant will be asked to complete a full identity check this can be done in three ways: 1. By uploading a short selfie video, with a picture of their identity document. 2. By sending a nominal, refundable payment to simpl.rent 3. By granting open banking access to their bank account, so we can authenticate their identity. We provide you with the result, a pass or fail, of the identity check.

Affordability check
Verification possible by two methods:

Verification with documents, e.g. a certificate from the employer
Your prospective tenant will be asked to compete an affordability check. This can be done in two ways: 1. By sending us 3 months of their most recent payslips. We’ll then manually verify these to make sure they are authentic. 2. By granting open banking access to their bank account, so we can authenticate their income. We then compare this income to the rental cost of the property, and give you an indication of the risk of non-payments from the potential tenant.

Your prospective tenant will be asked to complete a credit check. By providing their PESEL number, we work with the biggest credit agencies to build up a credit history picture. We present to you an indication of risk of non-payment, based on the credit history.
