How to introduce the tenant to the verification process?
To encourage the tenant to undergo verification, you need to introduce them to the process in the right way. The right way is one that builds trust in simpl.rent and addresses any objections the tenant may have regarding the process. Below is our proposal for presenting the process:
"Dear Mr. Andrzej,
The apartment you are viewing is valued at 350,000 PLN, and the lease agreement we would like to sign with you entails an annual commitment of 33,000 PLN.
I'm not sure if you're aware, but every 3rd private property owner in Poland faces payment issues with their tenants. To protect ourselves from dishonest tenants, we have implemented tenant verification as a standard practice.
Tenant verification is conducted by a company called simpl.rent, specialising in this field. Simpl.rent has been verifying tenants since 2020 and is a partner of PZU and PKO BP, the largest bank in Poland.
The verification process is straightforward and entirely online, similar to purchasing a phone in instalments. The verification process consists of three steps:
- In the first step, simpl.rent verifies your identity. Here, we ensure that you are who you claim to be, and we are not dealing with false identity. We do not access your identity document number.
- In the second step, simpl.rent verifies your payment and credit history, including checks with BIK (Credit Information Bureau) and the National Debt Register (Krajowy Rejestr Długów). This helps us assess the risk of delayed payments. We do not inquire about your instalment plan for appliances.
- In the final step, simpl.rent checks your income. The goal of this step is to verify whether your earnings are sufficient to afford renting this apartment without jeopardising your financial liquidity. We determine if your income exceeds twice the rent payments and whether you can document your earnings. However, we do not seek details about your workplace or precise income figures, as such information is not necessary for us.
