What is rent payment insurance, and what does it cover?
Rent payment insurance protects against tenants who fail to pay rent for a minimum of 30 days during the insurance coverage period. Rent refers to the amount specified in the tenancy agreement. PZU, the insurer, will compensate for the loss of rent due to non-payment by the tenant, up to a maximum of 3 monthly rent payments (not exceeding 24,000 PLN - the payment determined by the policyholder during the purchase process). The period of lost rental income cannot exceed 3 months.
What do you protect?
With this coverage, you secure your financial liquidity up to 3 months' worth of rent specified in the lease agreement (with a maximum limit of 24,000 PLN).
What are you protected against?
The insurer will provide compensation if the tenant delays rent payment for at least 30 days and does not respond to reminders. After 30 days of non-payment, you should inform PZU (within 14 days) and provide several required documents.
Additionally, during a loss of rent, you can expect compensation if the property becomes uninhabitable due to damage, and rent is no longer possible.
Exclusions and limitations
PZU does not cover damages when:
- The rented apartment serves purposes other than meeting the tenant's residential needs.
- The tenancy agreement for the apartment is not in writing or in documented form (e.g., online).
- Rent payments are made in cash.
- Due to acts of war, civil unrest, riots, or sabotage.
