What is tenant verification

A Tenant Certificate is the result of a tenant verification process conducted by simpl.rent. It takes place with the tenant's consent – quickly, securely, and remotely, without unnecessary formalities. The prospective tenant receives a dedicated link inviting them to complete verification. They then independently choose how they wish to confirm their identity and income level. Verification of payment and credit history occurs automatically based on data from credit bureaus and economic information agencies. Completing all stages of the credibility check can take anywhere from a few minutes to a few hours, depending on the chosen verification path and tenant engagement. The Tenant Certificate provides the landlord with information on whether there is any risk in any area associated with renting the property to a specific individual. We work with specialized institutions and pay special attention to data protection – ensuring the entire verification process guarantees security and comfort for both parties to the lease.

Why is it worth passing verification?

By creating a profile, you become much more credible in the eyes of the property owner. Furthermore, the Tenant Certificate guarantees that you share only as much data with the landlord as is necessary to make a rental decision.

Renting an apartment is more than a simple transaction. For the owner, it means entrusting someone with property worth hundreds of thousands of zlotys – often a lifetime's savings. For you, in turn, it is a financial commitment of tens of thousands of zlotys per year. Verification allows both parties to enter this relationship with full trust and peace of mind.

What do you gain with a Tenant Certificate?

  • Less stress and full privacy: You avoid uncomfortable questions about earnings or employment. The owner only sees the final, positive verification result – they do not look at your bank statements or documents.
  • A market advantage: You show that you play fair. The Certificate is a modern market standard (known from markets such as the UK and Germany), which instantly sets you apart from other applicants and builds your credibility.

Why do landlords require this?

Entrusting property to someone is a serious financial decision – the annual rent value and the property itself represent huge sums of money. Therefore, landlords look for secure confirmation of credibility, relying on verified data rather than mere intuition.

Our process is a standard known from countries such as the United Kingdom or Germany, where pre-lease verification is a market norm. Additionally, holding a Tenant Certificate is an essential requirement for the landlord to cover the lease with rent payment insurance. Without your certificate, such protection cannot be activated.

What is checked during tenant verification?

During verification, we check the tenant across three areas: identity, payment and credit history, and income. Each area ends with an individual result.

  • Tenant identity – we make sure the person renting the property is who they claim to be. Verification can be completed using one of 3 available methods.

  • Payment and credit history – we analyze whether the tenant regularly pays their financial obligations and has no outstanding debts. We check registers of institutions such as Credit Information Bureau (BIK) and National Debt Register (KRD). We check if they contain any information indicating a risk of late payments.

  • Income verification – we verify whether income allows for the safe payment of rent. We apply a simple rule: we check whether the tenant's monthly earnings are at least double the total rental costs.
